<p>The property search functionality on an estate agency website is one of, if not the, primary feature your users will be looking for when they visit your site. As a result it&#8217;s important to spend some time getting this right.</p>
<p>In this post we will be focusing on the search form (the bit where users specify their criteria) and giving away 6 tips on making this as effective as possible.</p>
<h3>6 tips for adding improved search forms to your property website</h3>
<h4>Make it look good</h4>
<p>It goes without saying that it should look the part. Ensure that your search form fits in with the brand of your website with the same styling, fonts and colours.</p>
<h4>Tailor it to your agency</h4>
<p>If you have properties over a million pounds, ensure the &#8216;Maximum Price&#8217; field goes up to at least this amount. Equally, if you offer properties at lower prices you should make it possible for users to filter using smaller price bracket increments.</p>
<h4>Only show options that have properties assigned to them</h4>
<p>If you don&#8217;t have any bungalows on your books, don&#8217;t show &#8216;Bungalow&#8217; as a property type to choose from. Doing so could result in no results found which doesn&#8217;t look great. By only including options that have properties assigned you&#8217;re also simplifying the search form.</p>

<h4>Don&#8217;t overcomplicate it</h4>
<p>I often see agents with 10-20 properties that have a search form which would require a PHD to operate. Remember, the more options you have, the ore click-happy users will get, and the more chance you have of them not getting any results. Keep the number of options proportionate to the number of properties you have available.</p>
<p>If you have 10-20 properties, keep it to just price and bedrooms filters. If you have thousands of properties then give more options such as location <a href="https://wp-property-hive.com/addons/location-autocomplete/">with autocomplete</a>, <a href="https://wp-property-hive.com/addons/radial-search/">radial search</a> and <a href="/add-ons/?category=website">more</a>.</p>
<h4>Responsiveness</h4>
<p>This should go without saying, but do make sure that your search form layout (and the whole site for that matter) is responsive and adjusts accordingly when viewed on mobile and other devices.</p>
<h4>Refine using Analytics</h4>
<p>This point is important, but often overlooked. Track the searches that your users are performing so that you can tailor the search form accordingly. If you&#8217;re seeing nobody search by a certain field, remove it. If you&#8217;re seeing searches performed that return no results, consider tweaking the options to offer more chance of properties being found.</p>

I hate to say it, but I often come across poorly laid out property details pages. You know the ones; a wall of text, extreme over-use of capital letters and uninteresting text.</p>
<h3>Why is it important to create engaging property details pages?</h3>
<p>The answer is simple. Your property details pages are essentially your product pages. Your product is a house and a house is a pretty important purchase for any prospective buyer.</p>
<p>Let&#8217;s consider we are the buyer of a new television. We likely wouldn&#8217;t purchase a television from a website that made it incredibly difficult to decipher the specifications of the new television. We might deviate to another website if the pictures of the television we were trying to purchase were grainy or there was no clear way of how to purchase the item.</p>
<p>It is no different when buying a house. You might argue that the viewing is where you get a buyer on board, but what about getting them to that viewing in the first place? Your property details pages are a powerful marketing tool for your houses and your agency. Let&#8217;s explore how to make them as effective as possible.</p>
<h3>What 6 steps can I take to make my property details pages more engaging?</h3>
<h4>Compelling Property Descriptions:</h4>
<p>A common mistake when writing property descriptions is to simply highlight the features of the property. Using descriptive and compelling property descriptions can bring the imagery on your property details page to life. Let&#8217;s take a look at the examples below:</p>

<p><em>&#8220;3 bedroom, 2 bathroom house for sale in a quiet neighborhood. Features include hardwood floors, stainless steel appliances, and a fenced backyard. Close to schools and shopping.&#8221;</em></p>

<p><em>&#8220;Discover your sanctuary in this charming 3-bed, 2-bath home. Gleaming hardwood floors and stainless steel appliances elevate the interior, while a fenced backyard offers private relaxation. With top schools and ample shopping nearby, this is the perfect blend of comfort and convenience. Don&#8217;t miss your chance to call it home!&#8221;</em></p>
<p>It would be difficult to argue that the description in example 2 isn&#8217;t vastly more compelling than the description in example 1. The property description in example 2 not only highlights the features of the property but also evokes emotion and imagination. Example 2 creates a sense of urgency and excitement that entices the viewer to schedule a viewing.</p>
<p>This is all well and good, but finding the time to hand craft beautifully written text can be a challenge, particularly if you have a large portfolio of properties. If this sounds relatable, you may wish to use AI to help you write property descriptions. There is a fine balance between using AI to support your creativity and over-using it. Therefore we&#8217;d recommend ensuring that you tweak any AI generated content to make it appropriate and use it more as a guide than a copy and paste exercise.</p>

<p>Are you clued up about the importance of accessibility and how to ensure your estate agent website is accessible?</p>
<p>I recently went to a marketing conference and listened to a talk titled &#8217;24 Website Must Haves&#8217;. Admittedly, that&#8217;s quite a few points to remember, but point 5 had a big question mark against it and top of my list to look at. In my notebook I wrote &#8216;Accessibility should be industry standard&#8217; and this point lead to some interesting conversations back in the office. Was Property Hive compliant with standard accessibility expectations and offering maximum usability for all audiences? And just how much do our customers know about accessibility?</p>
<p>We decided to run our url through Google Page Speed Insights accessibility checker tool. Our initial score wasn&#8217;t as high as we would have liked so as a result, we spent some time correcting what was letting us down. It&#8217;s worth noting that Google Lighthouse also has an accessibility checker tool and there&#8217;s a fair few other websites out there who offer similar services.</p>
<p>So, what exactly is accessibility and why is it so important? And how do you ensure that your website is accessibility compliant and user friendly?</p>
<h3>What is website accessibility?</h3>
<p>Website accessibility is the design and development of websites that people with disabilities can access and use effectively. The aim is to create an inclusive online environment that accommodates users with various disabilities such as visual, auditory, cognitive, and motor impairments. Whilst the primary purpose of website accessibility is to help people with disabilities, it&#8217;s also generally useful to everyone. Indeed, an accessible website improves user experience for all users.</p>
<h3>Why is website accessibility important?</h3>
<h4>An accessible website demonstrates commitment to inclusivity :</h4>
<p>An accessibility friendly website helps individuals with disabilities navigate and interact with your content. Ensuring that your website aligns with the <a href="https://www.w3.org/WAI/standards-guidelines/wcag/" target="_blank" rel="noopener">Web Content Accessibility Guidelines (WCAG)</a> demonstrates a mindful dedication to inclusivity.</p>
<h4>To achieve a broader audience reach:</h4>
<p>Achieving accessibility helps to ensure that you don&#8217;t alienate potential clients who might otherwise be interested in your services. One in five people living in the UK have a disability and we also have an increasing aging population to consider.  An accessible website caters to these diverse needs and therefore attracts a broader audience.</p>

<p>Accessibility features such as clear navigation and easy to read content benefit all users, not just those with disabilities. A website that has been thoughtfully designed with accessibility in mind improves the overall user experience. This increased user experience leads to higher user satisfaction and increased engagement.</p>
<h4>It has SEO benefits:</h4>
<p>Accessibility and SEO are interlinked. After all, SEO is all about getting relevant content to users, and so is accessibility! Search engines prefer accessible websites that consider factors like page load times, mobile optimisation and content readability. Therefore, by enhancing accessibility you also improve your website&#8217;s SEO. This ultimately means that it&#8217;s more likely to rank higher in search engine results and attract more organic traffic.</p>
<h3>How do I make my property website accessibility friendly?</h3>
<h4>Run your website through an online checker:</h4>
<p>The first step to making your website accessible should be an assessment of your website&#8217;s current accessibility score.</p>

It&#8217;s worth mentioning that Google Lighthouse provides a more detailed analysis, so may be a better choice for developers with greater technical expertise. If you&#8217;re looking for a simpler option, opt for Google Page Speed Insights.</p>
<h4>Improve your accessibility score:</h4>
<p>Once you&#8217;ve gained an idea of the areas you should work on to improve your score, you can put into practise key points arising from your check.</p>
